The extensive redevelopment of Fusion Point One in central Cardiff has been completed by local company Paramount Interiors on behalf of Fidelity UK Real Estate Fund.

The building now offers 64,694 sq. ft of high-quality Grade A office accommodation over four floors. The internal transformative works include an impressive double height atrium and reception area, along with bespoke break out areas.

There is a unique sustainability theme throughout the contemporary design, with extensive bicycle facilities, new shower block, multiple electric vehicle charging points and external communal space where occupiers can meet and collaborate.

Works completed to the outside of the building include a bespoke cladding system, landscaped rear courtyard, and updated car parks.

Richard Jones, Managing Director at Paramount Interiors, said: “The key objectives for this project were sustainability and efficiency. New energy efficient M&E systems have been implemented throughout the building to ensure lower running costs, and the large floor plates provide complete flexibility to accommodate a range of different fit out layouts. There is a high demand for sustainable office space in the Cardiff market, and we are extremely proud to deliver this project.”

Paramount Interiors was the main contractor for the multimillion-pound refurbishment, working with Paragon Building Consultancy as Project Manager on behalf of Fidelity UK Real Estate Fund.

Ewan Montgomery, Portfolio Manager, UK Real Estate at Fidelity International, commented: “This project is a great example of our approach to maximising the potential in the buildings we invest in, focusing on improvements in their environmental performance in parallel with creating a desirable space, with the wellness of the future occupants in mind.”

Agents to the scheme are Fletcher Morgan and JLL Cardiff.

John James of Fletcher Morgan commented: “Fusion Point One now provides Grade A office space that’s only 3 minutes’ walk from Central Station, and with 95 car parking spaces and 98 cycle bays it is a truly exceptional facility in central Cardiff that promotes sustainable travel and wellbeing.”

Rhydian Morris of JLL commented: “The focus from the outset of this office refurbishment and redevelopment has been on sustainability, as well as creating the best in class working environment and extensive amenities, including unique internal and external collaboration areas for both clients and employees.  The impact of Covid-19 has resulted in many changes in the workplace, with safe collaboration areas being one of the key requirements”
