The fit-out of Ryder Court, a 70,000ft2 building located in the London St James conservation area has been completed by Scott Osborn Ltd. The project involved the refurbishment of the landlord’s Shell & Core and CAT A together with a tenant CAT B fit-out. Bruceshaw were the cost consultants.
The project was particularly challenging due to constraints on the construction works, including limited space for storage of materials outside the building as the property was surrounded by residential parking. Further challenges were presented by the replacement of the base build air-conditioning system whilst the offices were occupied.
Bruceshaw worked closely with the M&E engineers to establish the site constraints and phasing requirements for the project to ensure that the initial budget fully reflected the planned works.

The client was TH Real Estate, Bruceshaw was quantity surveyor; GVA project manager; MCM was the architect. The complex project was completed in 85 Weeks.
